Program updates

When a rule changes, we date it and link it to the affected record. Both open and closed rule versions stay visible on the program page so the correct cohort answer is always available.

  1. Portugal nationality law amended — 7 / 10 year qualifying periods

The law effective 19 May 2026 sets seven years for nationals of Portuguese-speaking countries or EU member states and ten years for others, with additional requirements. The Justice Ministry states that pending applications continue under the previous wording.

Impact: Filing date and status are critical: new applications and applications already pending at entry into force do not use the same wording.

  2. Greece Golden Visa: price tiers and fund options

Greece's RBI introduces region-based price tiers (higher minimums in the main urban/tourist corridors) and adds qualifying fund options alongside real estate.

Impact: Cost depends on which region/class the property or fund falls into. Legacy threshold text on some official pages must be cross-checked against current implementation before quoting.

  3. St. Kitts & Nevis CBI thresholds reaffirmed

Fund US$250,000 / property US$400,000 (5-year hold) thresholds continue under the consolidated CBI rules; DD standards reaffirmed.

Impact: No threshold change; DD quality remains the main gate.

  4. U.S. EB-5 Modernization

Permanent category split (unreserved / registered-fund), rural TEA category added, non-TEA threshold raised (US$800k TEA / US$1.05M non-TEA).

Impact: TEA / rural designation and per-country backlogs now dominate total timeline and allocation. Current allocation must be verified at filing.
